Unlike massive distribution and warehouse buildings, flex/R&D buildings are more like office buildings, in terms of their location, functionality, and – most importantly – price. They’re often located closer to residential and business centers, they often function as small investments or owner-user deals, and they’re often priced more closely to office buildings.
